How Owner Financing Works

Instead of borrowing from a bank, you buy the home and make your monthly payments directly to us. You own it from day one — we simply hold the note. It's designed to be nothing like dealing with a bank.

Fill out a short application — no perfect credit, long job history, or Social Security number required.

Get Approved

We review quickly and personally. If you have the down payment and can make the monthly payment, you're in good shape.

Put Money Down

A typical down payment is around $15,000. We'll talk through what works for your situation.

Close & Move In

We close at a title company, you get the keys, and you make one simple payment each month — directly to us.

A note on our loan terms

Our standard owner-financed note is a fixed-rate loan with payments amortized over 30 years, and a balloon payment — the entire remaining balance — due at the end of 15 years. Your monthly payment stays the same the whole time; at year 15 the loan is paid off, refinanced, or the balance is paid in full. We'll walk you through exactly what your balloon amount would be before you sign.

Who we love working with

Subpar credit? A low score won't disqualify you the way it does at a bank.
Self-employed? We understand business owners and irregular income.
Short job history? Brand-new to a job or just back to work — that's okay.
No Social Security number? ITIN buyers are welcome here.

🔍 Financing Any Home

Found a home you love in Grayson, Fannin, or Hunt County that we don't own? We can still finance it. The process is similar, with slightly higher cost.

💰 Refinancing

Have equity and want to pull cash out of your home? Ask us about a refinance.

📉 Adjustable-Rate Mortgages

Our standard loan carries a fixed rate amortized over 30 years with a 15-year balloon, but we also offer ARMs with a lower initial rate — a helpful option as home prices have risen.
